1. Services

1.1 The Company provides property management services including but not limited to property maintenance, tenant screening, rent collection, lease administration, and financial reporting.

1.2 The Company may engage third-party contractors or service providers to fulfill its obligations under these Terms.

1.3 All services are subject to availability and the terms outlined in separate agreements or contracts between the Company and the respective party.

2. Responsibilities of Owners

2.1 Owners are responsible for providing accurate and up-to-date information regarding their properties.

2.2 Owners must adhere to local, state, and federal laws regarding property rental, maintenance, and landlord-tenant relationships.

2.3 Owners are responsible for ensuring the properties managed by the Company comply with health, safety, and building codes.

3. Responsibilities of Tenants

3.1 Tenants must comply with the terms outlined in their lease agreements.

3.2 Tenants are responsible for promptly reporting any maintenance issues or concerns to the Company.

3.3 Tenants must adhere to property rules and regulations set forth by the Owner and communicated by the Company.

4. Fees and Payments

4.1 Owners agree to pay the Company fees as outlined in the management agreement between the parties.

4.2 Fees may include but are not limited to leasing fees, management fees, maintenance fees, and any other agreed-upon charges.

4.3 Payments must be made in a timely manner as specified in the management agreement or invoice. Late payments may incur penalties or interest charges.

5. Termination

5.1 Either party may terminate the agreement with written notice as outlined in the management agreement.

5.2 Upon termination, the Company will provide a final account statement to the Owner detailing any outstanding fees or obligations.

6. Limitation of Liability

6.1 The Company shall not be liable for any direct, indirect, incidental, special, or consequential damages arising out of or in any way connected with the use of its services.

6.2 The Company is not responsible for the actions or omissions of third-party contractors or service providers engaged to fulfill its obligations.

7. Confidentiality

7.1 The Company will treat all information provided by Owners, Tenants, and Users with confidentiality and will not disclose such information without consent unless required by law.

8. Amendments

8.1 The Company reserves the right to amend these Terms at any time. Changes will be communicated to Users via email or through our website.

8.2 Continued use of our services after any amendments constitutes acceptance of the updated Terms.

9. Governing Law

9.1 These Terms shall be governed by and construed in accordance with the laws of The US Government.
